Why You Should Consider Flood Insurance in 2022
Flood Insurance isn't an afterthought
Flooding in Maryland is not unusual. In fact, our state was hit hard just a few months ago as floodwaters slammed Baltimore’s Inner Harbor, downtown Annapolis, and Millers Island. It also hit many low-lying areas, as forecasters warned that it could be one of the largest flooding events since Hurricane Isabel in 2003.
Rain, wind, and snowstorms of any size can cause flooding. Summer storms can also be intense depending on the speed and direction of the wind. They can cause flooding of major rivers. Hurricanes and "nor'easter" bring sustained winds and rain necessary to cause significant flooding in large rivers and coastal areas.
So, preparing your home and property for more flooding in 2022 should be the utmost in your mind as spring will be here in a few months. Many insureds realize it too late and lose thousands of dollars in property from flooding which is not covered in any standard homeowner’s insurance policy.
If you still doubt whether flood insurance is worth the cost, consider these reasons:
1. Flood insurance provides coverage from financial loss should your home and property be damaged. It covers the cost of rebuilding and other expenses which could be in the hundreds of thousands of dollars.
2. If you live in a high-risk area such as the Maryland coast or in Annapolis or Baltimore, you are at a much higher risk for flooding from rising sea levels or heavy rainfall. Your home may be damaged from the past due to flooding, which is definitely a red flag.
Floods occur more than fires. According to the National Flood Insurance Program, people are 27 times more likely to be in a flood than a fire during a 30-year mortgage. The U.S. has experienced major shifts in weather as there has been a 20% increase in heavy rainfalls which leads to more floods. Plus, land development has increased as water has nowhere else to naturally travel which then sends it to surrounding homes.
3. If you have a mortgage on your home, the cost of rebuilding could be gigantic. A total loss without flood insurance could not be replaced. Flood insurance ensures that you are able to repair, replace or rebuild and no extra financial burden.
4. Floods happen fast. As the heavy rains slam Maryland homes and highways, the floodwaters build quickly as rivers, lakes, and other waterways overflow and, in no time, they sweep into town, carrying homes, autos, animals, and other debris. It hits so fast, that people don’t have time to escape. In just minutes, the total loss has occurred and people die or are never seen again.
One last thing, if you do decide to get flood insurance, remember that it takes 30 days from the day it is written to take effect. So, time it wisely.
